Most buyers get a thirty page report full of terms nobody explains, then guess which items are worth fighting for. I have written many of these reports. I know what a finding means, what it costs to fix in this market, and which ones a seller will actually pay for.
Before the offer
Roof age, panel type, slab movement, water heater life. I see it walking through, while other buyers are looking at the countertops. That shapes what we offer before your money is at risk.
During the option period
I know who in this market actually crawls the attic and who phones it in, and I will tell you which one to hire. Then we walk the report together and turn the material defects into an amendment worth signing.
At the closing table
Inspections, contractor bids and lender conditions move on one timeline. I manage rentals and a commercial center too, so chasing trades for real numbers is routine work here.

I started in real estate the way I recommend most people do, by buying it. My father and I built a portfolio of long term rentals together, and I managed it before I ever sold a house for anyone else. That is still how I look at property. What does it cost to hold, what does it cost to fix, what does it actually return.
Before that I worked in financial advising and in fresh produce sales and procurement. Two businesses where the number moves daily and you learn fast that the person who reads the market wins the negotiation.
