REALTOR® TREC #777802 / Home Inspector TREC #27043

Most agents walk the house. I know what is behind the walls.

I am a licensed REALTOR® with The Agency, M2 Property Group and a licensed Texas home inspector. I work investment property, commercial deals, and first time buyers. You get an agent who knows the market and knows construction. I see things on a showing that other agents walk right past, and I know exactly which inspector to put on the house.

The most expensive surprise in the Valley

Hail writes checks sellers do not disclose. Decking, flashing, ventilation. I know what the report is going to say about it, and I know what a new roof costs here.

Tap a point on the house

Why two licenses matter

An agent who has been in the attic.

Most buyers get a thirty page report full of terms nobody explains, then guess which items are worth fighting for. I have written many of these reports. I know what a finding means, what it costs to fix in this market, and which ones a seller will actually pay for.

Before the offer

Condition read on the first showing

Roof age, panel type, slab movement, water heater life. I see it walking through, while other buyers are looking at the countertops. That shapes what we offer before your money is at risk.

During the option period

The right inspector, and a report you understand

I know who in this market actually crawls the attic and who phones it in, and I will tell you which one to hire. Then we walk the report together and turn the material defects into an amendment worth signing.

At the closing table

Fewer blown deadlines

Inspections, contractor bids and lender conditions move on one timeline. I manage rentals and a commercial center too, so chasing trades for real numbers is routine work here.

Representation

Different jobs. Same discipline.

Selling

Price it on evidence, not hope

  • A written pricing strategy built on closed comps, active competition and days on market in your subdivision
  • A heads up on what a buyer's inspector is going to find, before they find it and turn it into leverage
  • A repair-versus-credit call on every finding, priced against what Valley contractors actually charge
  • Photography, MLS placement and a launch week plan that treats the first ten days as the whole game

Buying

Win the house without overpaying for it

  • A market read before we write, so the offer matches what the property will appraise at
  • An eye trained on roofs, panels and slabs from the very first showing, so you know what you are walking into
  • A referral to the right inspector for that house, then your report walked line by line in plain language
  • Straight answers when a house is wrong for you, including the ones that cost me a commission

Background

McAllen native. Investor first, agent second.

I started in real estate the way I recommend most people do, by buying it. My father and I built a portfolio of long term rentals together, and I managed it before I ever sold a house for anyone else. That is still how I look at property. What does it cost to hold, what does it cost to fix, what does it actually return.

Before that I worked in financial advising and in fresh produce sales and procurement. Two businesses where the number moves daily and you learn fast that the person who reads the market wins the negotiation. I brought that to The Agency, M2 Property Group, where I work investment property, commercial deals, and first time buyers who deserve someone in their corner who will slow down and explain it.

The thrill of the deal and helping clients achieve their goals is what drives me.Drake Alford

Texas State University, Bachelor of Science in Agriculture Business and Management. A McAllen native who knows what things cost to build here, what rents here, and which parts of this Valley are about to move. Outside of work you will find me golfing, fishing, cooking, or in the garden with my wife and our Persian cat, June. I give time and money to the Alzheimer's Association, Capable Kids, and Habitat for Humanity.

Residential, income property and small commercial across Hidalgo and Cameron County. I own and manage property here, so the numbers I quote come from operating in this market, not from a portal.
